Introduction

Formerly a small agricultural holding specialising in the breading of Game for the local shoot, the Game Farm consisted of a single traditionally constructed bungalow (circa 70 square meter) set on a two thirds of an acre plot within North Lincolnshire protected Historic Landscape (LC14). Historically the bungalow was encompassed by number of large sheds/ barns (single and double storey), Anderson shelters, glass houses and brick-built pig sty’s all of which facilitated the sites former use. 

The client brief was to produce a design for modern family home which also incorporated opportunity for onsite work/studio space to facilitate the client's business activity. Initial design iterations were based on the demolition of the existing bungalow however, it became clear that the LPA were protective of the existing dwelling and more importantly the visual impact that any development would have upon the Historic surrounding Countryside.

Overview

Through the exploration of development opportunity via GPDO (General Permitted Development Order) and sympathetic design suggestions IDA were able to produce a design that extended the live/work accommodation on site to circa 3000 sq ft. Contemporary in Architectural style the design of the property incorporates large format glazing to entrance and rear to frame and absorb the stunning surrounding open countryside views along with the addition of an internal courtyard area for al dente dining. 

Despite its contemporary nature the design also retains sympathetic reference to the original property via traditional brick construction and detailing. Impact on the open views of the Historic Landscape beyond were a key consideration during the design process with the result a home that both the owners and local community can be appreciative of.
